Getting Started

Where do I begin?
Typically, assessing your finances is the first step in a new build/renovation project. It will be helpful as you move forward to know what you can spend, as well as what you would like to spend.

The next step is to get ballpark costs for your home, which will coincide with selecting a lot. Once a lot is selected/secured, it’s time to start designing your dream home!

Is there an advantage to selecting a local builder/contractor?
When you choose a local builder, you are choosing someone that really knows the area. This helps with every step of the building process – from permitting and ARB procedures, to knowing the correct subcontractors/vendors to use. A local builder is also available to check on your new construction daily, and more readily available for in-person communication.
How long does it take to build a new home?
There are many variables, but the largest factors are your home’s design/complexity, your individual personality (preparedness, decision making, etc.) and, of course, the weather. Typically, you can expect about 3 months for the design/estimating, and 6-8 months for the construction phase.
HOW MUCH DOES A NEW CUSTOM HOME COST?
The last thing we want to do is provide bad information. A lot of what dictates a home’s cost is unknown until we meet (design, finishes, amenities, etc.). Also, prices fluctuate, and we are continually updating our ballpark formulas to provide the best information possible to our potential clients. Please contact us for a more accurate and up-to-date answer. We provide ballpark pricing on any plan for free!

If you are early in the process and just looking for a general starting point, $125 per Square Foot (under roof) can be used in our area. This would be turnkey for everything except the land.

DO I NEED A LOT?
No. Involving a builder in your lot/land assessment and selection process is always a good practice. A builder can provide unique information to assist in that decision, ranging from construction cost to functionality and aesthetics.
Do I need a house plan before I contact you?
No. We are happy to work from plans you have procured online or from an architect, but most of the homes we build are products of our Design Program.

Our Design Program

WHAT IS YOUR DESIGN PROGRAM?
Our design program provides an avenue for you to team up with us and develop home plans that are uniquely your own.

Typically, the starting point will be Space Planning with “bubble diagrams” and one-line drawings. We’ll then move to CAD drawings and your specifications. It may sound stressful, but we are here to guide you every step of the way. Most importantly, there is no commitment to construction once the design phase is complete – it’s rare that our qualities don’t overshadow the need to bid out the project, but you are absolutely welcome to do that!

We’re also happy to partner with architects, engineers, and/or designers as you see fit.

HOW MUCH DOES YOUR DESIGN PROGRAM COST?
Typically, our design program results in ZERO cost to our clients.

We take a deposit of approximately $1 per Square Foot (under roof). However, that deposit is credited to you if/when you decide to move forward with our team to construction.

WHAT DO I GET FROM YOUR DESIGN PROGRAM?

The hard deliverables of our design program are:

  • Build-Ready Plans:
  • Elevations/Floors/Foundation/Electrical/Sections/Details
  • Tailored Specifications including itemized allowance budgets
  • Home Cost (quote) as determined by our very
  • Detailed Estimate
  • Construction Agreement

Besides those “hard” deliverables, you also get the years of experience, creativity, and energy that our team has to offer. You won’t find a more pleasant and FUN route to developing your home plans.

I ALREADY HAVE PLANS. CAN WE USE THOSE?

 Absolutely. We can modify existing plans or leave them as-is, and still work with you to develop the other deliverables within our design program. If you have sufficient specifications as well, then no need to enter our design program at all. We’ll provide a quote for free!

DO YOU HAVE STOCK PLANS?
Yes and No. We are a 100% custom design-build firm with over 600 custom homes and thousands of renovations completed – each one of those unique. They have all been “labors of love” and so we DO hold onto those documents. However, they are not cataloged in a searchable manner. We’ll often recall a past plan during our initial client meetings and share them, but our goal is to pay attention to YOU and what you want rather than what we have done in the past.

DO YOU HAVE LOTS?
No, but we can help you find one! Our team holds a N.C. Broker’s License and can help you search for, evaluate, and purchase a lot for your new home.

Note: we only provide real estate services for construction clients.

DO YOU OFFER A WARRANTY?
We do! We provide the standard 1-year warranty but do our best to go above and beyond when it comes to our clients (no lines in the sand). We also work with a third-party company) to provide a 10-year structural warranty for all of our new homes. We also qualify for many of their other warranty/guarantee products that can be purchased for your home.
What are your office hours?
We are open Monday – Friday from 9:00 AM to 5:00 PM, except for holidays. Danny and Dustin are typically available to our clients 24/7.
Do you have client references?
Absolutely! Contact us for references or if you’re interested in visiting recent clients and their homes.
What areas do you build in?
Moore County, Richmond County, Stanly County, and Montgomery County.
